forsalebyowner.com is a national service but hires local Realtors to arrange and develop your MLS listing.
*A buyer's agent is required by law to show his or her buyer your house regardless of commission offered. The buyer agrees to pay his or her Realtor a commission in the Buyer's Agency Contract. For an ad to be placed in the MLS system, a commission to buyers agent must be offered, but there is no minimum called for as that would be price fixing. So if you choose not to offer a buyers agent a commission, then your ad reads to Realtors something like this: "Commission: $1 - negotiable." And lets consider the $1 to be included in your flat fee. So, you are obligated to no commission whatsoever even in the presence of a buyers agent. As far as I know, we are the only company giving you this option in Wisconsin. That said, we still highly recommend you offer a potential buyers agent between 2 and 3% commission. More explanation here.
